Our legal fees and expenses for a freehold sale are:

£0 – £500,000£800.00 + VAT
£500,001 – £749,999£900.00 + VAT
£750,000 – £999,999£950.00 + VAT
£1,000,000 – £1,249,999£1,050.00 + VAT
£1,250,000 – £1,499,999£1,250.00 + VAT
£1,500,000 – £1,749,999£1,450.00 + VAT
£1,750,000 – £1,999,999£1,650.00 + VAT
£2,000,000 plus (from)£1,850.00 + VAT


Land Registry copies£6.00 + VAT (each)
Administration fee including bank transfer£30.00 + VAT (each)

There is an additional charge of £250 plus v.a.t if only part of the land or property is being sold.

The precise stages involved in the sale of a residential property vary according to the circumstances. The process can be quick or slow, depending on the parties in the chain. However, below we have suggested some key stages:

  • Take your instructions and give you initial advice
  • Send you Property Information Forms to complete and return
  • Prepare contract documents to send to Buyer’s Solicitors
  • If the property is mortgaged, request redemption figures
  • Reply to any enquiries raised by the Buyer’s Solicitors
  • Obtain any documentation required by the Buyer’s Solicitors
  • Send final contract and transfer to you for signature
  • Agree completion date (date from which you will sell the property and move out)
  • Exchange contracts and notify you that this has happened
  • Provide you with a completion statement showing financial aspect of the transaction
  • Complete sale
  • Deal with post completion matters
